This property is contending with severe waterproofing issues. The podium style concrete patio slab sits atop a structural concrete slab over a underground parking garage. Water from the planters, walkways, patios, and drains is infiltrating through the upper concrete slab and onto the waterproofing membrane below.
The waterproofing membrane is thirty (30)+ years old and is no longer keeping water from penetrating the structural parking garage concrete slab. In the parking garage the concrete is spalling and breaking away from the rusted steel rebar in the slab. This structural slab requires a viable waterproofing membrane to stop water from traveling through the concrete. If nothing is done, severe structural damage will occur and affect the Condominiums above.
