This Association in Los Angeles has been using AWC to have their roofs maintained for the last twelve (12) years. Metal flashings heat and cool and expand and contract causing spits, cracks, and separations. These are common problems seen in Los Angeles, San Diego, and the surrounding Southern California areas, and we sealed these using a Tremco product polyurethane sealant.
Also, A/C repairmen seem to routinely leave screws and debris on the roof membrane near the serviced units. These screws are commonly stepped on by others and cause perforations in the protective roof membrane. To think that a simple screw could eventually lead to thousands of dollars worth of leak damage!
